A recent Zillow report has uncovered the latest design style that can make your home sell for more—we’re talking over $10K more—and it’s probably not a style you’d expect.

In a world of Scandinavian, Boho-style, and even farmhouse design, you’d think that some of the common, nature-based features of these styles wouldn’t have a lasting impact on your home’s value, but you’d be wrong. Here’s how incorporating nature more intentionally can earn you big bucks when it’s time to sell your home.

Enter: Organic Modernism

Organic modernism can be best described as the perfect combination of sleek, minimal modern design and stunning natural accents like wood, clay, and stone.

“Organic modernism is the new modern farmhouse,” said Zillow’s home trends expert Amanda Pendleton in a press release. “The contemporary look of homes today is characterized by natural stone, wood flooring and cabinetry, and textured walls. Buyers are seeking out and competing for homes with these raw but refined finishes, and that’s pushing up sale prices.”

According to the study, buyers are willing to spend 3.7% more on homes that feature natural accents like soapstone countertops and white oak floors—that looks like upward of an additional $12,000 on most typical homes.

Bold, nature-inspired design choices are really paying off, and it goes deeper than just adding these raw finishes to your home.

Organic Modernism Isn’t the Only Thing Making You Money

According to Zillow, newly remodeled homes will always command the highest sale premiums, selling for nearly 4% more than expected.

The study found that wet rooms—waterproof rooms that allow seamless and accessible entry to your shower—can help homes sell for an additional 3.3%. This is a far cry from the 0.6% additional profit that spa-inspired bathrooms bring.

In addition to wet rooms, having a functional outdoor space can also earn you nearly 3% more than expected: Features like outdoor showers, kitchens, and bluestone patios are making a difference for a lot of home sellers.

This is a major cultural shift from home buyers preferring homes that already feature luxurious comforts like the latest appliances. These days, people want a move-in-ready space that’s functional, practical, and allows them to bring a bit of the outdoors in.

What Does This Mean for You?

If you don’t have the budget for a complete remodel but are looking to sell your home, there are still ways for you to get the most bang for your buck. Something as simple as adding an ice machine to your home can increase its value by 2%.

When in doubt, Zillow recommends ensuring that your realtor lists your home on the Multiple Listing Service (MLS)—a database used by real estate brokers to share property listings—to get as many eyes on your sale as possible. Zillow’s research found that homeowners can lose as much as 1.5%—which can be around $5,000—when they don’t use the MLS.

If you also have some flexibility for your move, putting your home on the market during strategic times can also help you make the most. Listing your home in the spring, especially during the second half of May, can even help your home sell for 1.6% more.
